Dux takes away the stress of Asset Management for your company or development. Our Building Manager takes overall responsibility for the operations, safety, security, and maintenance of your building. The usage of the common property by non-residents, tradespersons or suppliers as well as the maintenance and repair of the common property, all fall under the responsibility of a Dux Building Manager. The benefit of a Building Manager is that he or she is your appointed representative for the Owners Corporation. The Building Manager answers directly to the Strata Manager and Executive Committee of the Owners Corporation Board. He or she is responsible for the day to day running of the building. All of our Building Managers have received intensive off and on the job training in all aspects of the role prior to starting their role. Some of the core responsibilities of the Building Manager are as follows: - Manage the day to day operations of the building
- Oversee the Concierge Services
- Oversee the Cleaning Services
- Oversee the Safety and Security Services
- Oversee the Common Property Maintenance
- Source suppliers and arrange quotes
- Coordinate resident’s move ins and move outs
- Check insurance details of Removalists and supervise their activity within the building
- Arrange access for authorised persons to the car park and lift lobbies
- Maintain the presentation of the entrance foyer at all times
- Manage Essential Safety Measures - Lifts and hoisting Equipment, Exit & Emergency Lighting, and Mechanical Equipment
